By using this website, and in particular by asking us for a cash offer, you accept these terms. If you do not accept them, please do not use this website.
We may change these terms from time to time. The version published here is the version that applies, and we will date any material change.
Offers and figures: indicative only, and when we are actually bound
Every figure is indicative. Any price, valuation, offer, estimate, range or indication shown on this website, produced by any calculator or tool on it, or sent to you afterwards by email, letter, text or telephone, is indicative only. It is generated from data we hold, without inspecting the property, and without the checks that a purchase requires.
Nothing here is an offer capable of acceptance. Nothing on this website, and no indicative figure we give you, is an offer capable of being accepted so as to create a contract. It is an invitation to treat. You cannot create a binding agreement with us by accepting a figure, submitting a form, replying to a message, or by any other conduct.
Every offer is subject to contract and subject to survey. Any offer we make, however it is communicated and whether or not it is expressly labelled, is made subject to contract and is conditional on our inspection and survey of the property, satisfactory title, satisfactory searches and enquiries, satisfactory replies to our questions, and our own internal approval. Where we do not label a communication "subject to contract", this clause applies to it regardless.
No contract until written contracts are exchanged. Under section 2 of the Law of Property (Miscellaneous Provisions) Act 1989, a contract for the sale or other disposition of an interest in land can only be made in writing, incorporating all the terms the parties have expressly agreed, and signed by or on behalf of each party. Accordingly no website page, online figure, form submission, email, text message, telephone call, meeting or course of conduct creates or evidences any contract between us. We are not bound unless and until written contracts have been exchanged in accordance with that section.
We may withdraw or change any figure at any time. We may revise, reduce or withdraw any indicative figure or any offer at any time before exchange of contracts, for any reason and without liability — including on inspection or survey, on the results of searches or title, on valuation, on any change in the property or the market, or where information given to us proves incomplete, inaccurate or out of date. You are equally free to walk away at any time before exchange, and you are under no obligation to sell to us.
Our figures depend on what you tell us. Indicative figures assume the information provided to us is accurate and complete, and that the property is in the condition described and free from defects, disputes, arrears, unusual tenure or title problems and unapproved works. They will change if it is not.
Not a valuation. No figure we provide is a valuation for the purposes of the RICS Valuation — Global Standards, a mortgage valuation, a survey, or a report on condition, and none should be relied on as one, or shown to a third party as one.
We buy as a principal, and we are not acting for you. We buy property for our own account. We are not estate agents, we do not act as your agent or adviser, and we owe you no duty to obtain the best price obtainable for your property. You should take your own independent legal and financial advice, and you are free to seek other offers at any time.
Only a signed written contract binds us. No employee, contractor or representative of ours has authority to commit us to buy, or to any price or terms, except by written contract signed and exchanged as set out above. No statement made in conversation, correspondence or on this website varies these terms.

In particular, and again to the fullest extent permitted by law, we are not liable for: loss of profit; loss of anticipated profit; loss of opportunity; costs wasted on a transaction that does not complete or does not perform as expected; the cost of works exceeding any figure discussed; a property proving to be worth less than estimated; or any indirect or consequential loss.
Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot lawfully be excluded or limited. If you deal with us as a consumer, your statutory rights are unaffected.
General
If any part of these terms is found to be unenforceable, the rest continues to apply.
These terms, and any dispute arising out of them, are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
