What to have to hand

None of this is essential — we can work with an address alone — but it lets us give you a straight answer sooner:

• The full address and postcode.
• Roughly what you think it is worth. Your view is a useful starting point even if you are not sure.
• When you would like to complete. The date is yours to choose — commonly 28 days, sooner if you need it.
• Anything that makes it awkward to sell the usual way: probate, a short lease, tenants in place, or work needed. These are the situations we buy in most often, so they help rather than hinder.

What happens after you get in touch

We look at the property and the recent sales around it and come back with an indicative cash offer — typically 15–20% below open-market value, and we will tell you plainly what that discount buys you. If you want to go ahead we instruct an independent agent or surveyor to check our figure, at our expense, and we cover your legal fees up to £1,500. There is no estate agent, so there is no commission, and there is no chain above us.
